Conservation areas are designated under separate legislation from local plan production, and so new designations or alterations to the boundaries of existing ones may be made after the publication of the local plan. Proposals CON 17-19 apply within all conservation areas. Detailed maps showing the boundaries of all conservation areas are available for sale or for viewing at the Council Offices. It should also be noted that most of the conservation areas are also the subject of Article 4 Directions removing permitted development rights. Further directions may be made under any review of the conservation areas. Further information regarding properties affected by these directions and the permitted development rights removed by them may be obtained by contacting Hart's Development Control section.

4) Special Protection Area
Proposed Thames Basin Special Protection Area
This proposed Special Protection Area covers much of the area around Bramshill, Warren Heath, Hartfordbridge Flats, Castle Bottom, Yateley Common, Hazeley Heath, Bourley and Long Valley. Its boundary is indicated on the Proposals Map. The land included within the proposed Special Protection Area has already been notified as SSSI. Although the SPA has not been formally designated the local planning authority is required to treat proposed SPAs (pSPAs) in the same way as classified SPAs when considering the effects of development.

9. Species Listed Under Annex II of the Habitats Directive.
Annex II of the European Directive of 21 May 1992 on the Conservation of Natural Habitats and of Wild Fauna and Flora, lists animal and plant species of community interest whose conservation requires the designation of Special Areas of Conservation.
The list is too long to reproduce here, but the presence of any such species native to the general area would be regarded as a material planning consideration by the local planning authority (see PPG9, paragraph 47).
